City now 22 acres larger- 12/19/07


The City of Roxboro grew a little larger last week — by 21.96 acres to be exact.

The increase in size of the city resulted from Roxboro City Council’s unanimous approval of a voluntary annexation request submitted by Danny Talbert, owner of Dansfield LLC.

Talbert asked the city to annex a tract that fronts on Carver Drive and Ridge Road and is contiguous to the city limits.

Talbert told The Courier-Times Tuesday that plans are in the works for the property to be used for “hopefully a mixture of buildings.

Talbert said that current plans for the land include “a professional office/medical park.”

He went on to say that it was possible “an assisted living facility and perhaps patio homes” could be constructed on the land in the future as well.

At present, city water and sewer service lines have not been run to the land, however, that work reportedly will be completed soon. City water and sewer service is available to the acreage from Ridge Road.

“We’re still in the planning stages,” Talbert said Tuesday. “But we are wanting to get started as soon as possible.”

Council set the wheels in motion to annex the area when, in November, it adopted a resolution fixing the date and time of last week’s public hearing pertaining to the annexation.

After voting to annex the 21.96 acres last week, council then unanimously approved Talbert’s request for zoning for the property. One parcel of the land (13.41 acres) was zoned Residential Medium Density, while the remaining acreage was zoned Neighborhood Business.

Prior to approving the zoning requests council determined that the action was consistent with the city’s future land use plan.

Among items determined for zoning of the land were:

• There is adequate access for safety purposes since the lots abut Carver Drive and Ridge Road;

• The lots are within a protected watershed that does not contain any 100-year flood plains;

• There are other residential land uses/office and institutional uses in the immediate vicinity;

• The move would increase the city’s tax base.
